The CLIENT (Renter) enters into a rental agreement with the owner or the owner's agent and agrees to the following terms and conditions when they pay their rental deposit.
Please see the web site for full information about the villa and services provided.
PAYMENT
An advance payment (the deposit) equal to 30% of the rental rate is required before the booking is accepted.
Your booking will be held for 7 days whilst you send the deposit. On receipt of your deposit your booking will be unconditional.
The balance of the rental must be paid to arrive in the nominated account before the rental period commences
OR
The balance must be paid on arrival to the management office, only cash or travellers checks are accepted.

Bank Transfer charge US$ 15, transfer must me made so the full amount arrives in the nominated account (Your bank may add transfer charges)
Money paid in the Dominican Republic is subject to 16% taxes - cash or travellers checks only.
CANCELLATION POLICY
Your deposit (less any costs and transfer charges) will normally be refundable if you have to cancel your booking AND if we are able to re-rent the villa for your booking period. Please understand that the closer the cancellation date to your rental date the less likely we will be able to re-rent and refund your money. Money will only be refunded after a re-rental deposit has been received from the new rental client.
Cancellations, early departure or changes after the rental period has commenced do not qualify for any refund.
It is highly unlikely, but there may be circumstances beyond the control of the owner which will cause the property to be unavailable. In this unlikely event the rental deposit will be refunded and we will try to locate alternative accommodation for a similar cost within the community. No compensation or expenses will be paid.
It is recommended that the client takes out insurance to cover cancellation.
CHECK-IN and CHECK-OUT TIMES
Check in is AFTER 3 P.M. Local Time AND check-out is before 12 A.M. Local Time. Unless otherwise agreed in advance.
MAXIMUM OCCUPANCY
The maximum number of guests is limited to six (6) persons unless agreed in advance.
Guests names and addresses must be listed on the booking form.
For security reasons prostitutes and known undesirables are not be allowed in the villa or the private community. Security is instructed accordingly.
Dominican Parties are not allowed.
NO SMOKING
This is a NON SMOKING villa.
PETS
Pets are not permitted under any conditions unless agreed in advance.
DAMAGE
Damage
to property, fittings or equipment by the client (renter) or his/her guests.
Please report any damage made to the management. Depending on the circumstances you may be asked to pay for damage before leaving.
Damage includes:
Damage to the villa, villa equipment or its contents beyond normal wear and tear.
(For example, please use the cutting boards provided in the kitchen and do not cut directly onto the work tops, please do not drag suitcases over the floors or door thresholds)
Items removed, lost or left in other villas.
Theft of items from the villa cause by leaving the doors and windows open or unlocked at night or when the villa is not occupied.
REFUNDABLE DEPOSIT
There is a US$100 refundable deposit payable to our manager on arrival and refunded on departure assuming there is no damage to our property
LEAVING THE VILLA / VILLA NOT OCCUPIED
The villa should be left locked with windows closed even when you go out or to the beach.
Keep the back door locked at all times.
At night lock the doors and windows.
Please observe this rule to safeguard your property
GREEN POLICY
To present a green footprint and minimize greenhouse emissions.
Please make sure ALL electrical equipment switched off when the villa is not occupied.
Please do not leave AC units on when rooms are not in use.
For example: SWITCH OFF all lights, fans and AC units when not required.
FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
SERVICES
Maid service is provided 6 days a week. The maid will clean and provide fresh towels and linen. Please leave towels on the bathroom floor if you wish fresh replacements. The maid does not normally wash kitchen pans or dishes.
Please provide your own beach towels.
Great care has been taken to ensure the continuity of the electricity, gas, water and internet services.
Electricity has 3 sources: city, communal generator and battery inverter.
Water is provided from the community well and pumped to the villa by an electrical-pump.
WiFi Internet is provided from the telephone system.
However, the Dominican republic is 3rd World and sometimes services fail. The owner and the owner's agents will not be responsible for loss of any of these services.
SECURITY
The villa is in a secure gated community with 24 hour security guards. There are rarely any issues with theft, however, it is recommended that the doors and windows are kept closed in unoccupied rooms when the villa is left vacant or at night. Thefts usually occur of valuables left in open view from casual walk-ins through open doors and windows.
Motor Bikes are not allowed inside the gated community and have to be parked in the allocated area by the community entrance gate.
The community discourages 'Local Guests' and FOR SECURITY 'Local Guests' are not allowed.
Outside in the street or on the beach you should take care of your belongings and not make a show of your valuables. As in any country, do not walk alone at night in deserted streets.
LIABILITY
No liability will be accepted whatsoever for any loss, injury, costs or expenses incurred by the renter, or their guests as a result of renting and occupying the property.
WRITTEN EXCEPTIONS
Any exceptions to the above mentioned policies must be approved in writing in advance.
The client and their guests are advised to take out sufficient insurance to cover them for their vacation.
